<p><strong>Payment Options </strong></p>
<p>We are pleased to offer new payment options on the Buccament Bay Beach Resort. We are giving you the option by which after you have paid the first 30%, the rest of the stage payments can be made as follows:</p>
<p>We have an arrangement by which we shall be making the payments on your behalf which is being supported by our bankers in the Caribbean.</p>
<p>We are appointing an independent quality surveyor who will be inspecting the works undertaken at each stage and on this report the bank will forward us the funds related to the work undertaken. The customer will be charged the interest only that relates to the amount of money that the bank releases. The interest rate will be the rate charged at the time by the bank.</p>
<p>This process gives you the peace of mind that the work is progressing well and that the bank is watching and looking after your investment.</p>
<p>Once the property is ready the 70% is due, which you can pay in full or within the six months prior to completion, can arrange a mortgage with the bank in the Caribbean (subject to status).</p>
<p><strong>Rental Guarantees </strong></p>
<p>We make investing in overseas property easy for you. We are able to assist you in arranging finance for you by allowing you only having to pay in the region of 30% with nothing else to pay until completion.</p>
<p>We can then offer you 10% rental guarantees for up to five years. How we can do this is that before we develop any land we have an Account and Business Advisor who writes a feasibility study on our proposed resort which confirms if we can offer these returns. It is only then that we know we can guarantee our investors this return.</p>

<li>30% deposit required (less £1000 ($2000)) within 45 days of reservation. Should you choose to borrow the 30% deposit, the developer will pay the loan repayments, including interest, for the 30% deposit until completion of the specific unit you have reserved. These payments will then be added to the purchase price upon completion.</li>

<li>Example (US Dollar): Property price $370,000. $2000 reservation fee paid. The deposit = $370,000 x 30% = $111,000 &#8211; $2000 (reservation fee) = $109,000. Interest on $109,000 @ 6% p.a. = $545 per month, paid for 24 months by the developer = $13,080 added to the purchase price upon completion.</li>
</ul>
<p>Due to the significantly discounted off-plan contract price and the capital appreciation during the construction phase, it is anticipated that the £200,000 ($370,000) purchase price will have grown to a property value at completion of circa £325,000 ($601,250)</p>
<p>At this point a 70% loan to value mortgage is available and therefore you will be able to borrow up to £227,500 ($420,875). This is clearly ample to pay for the £199,000 ($368,000) (purchase price less £1000 ($2000) reservation fee) that you owe as well as the accrued interest of £7,080 ($13,080) &#8211; from the above example.</p>
<p>Assuming you borrowed the maximum loan to value mortgage, available from the example above, you would borrow £227,500 ($420,875) on which the annual interest payment would be £18,200 ($33,670) based on a rate of 8%. The rental guarantee of 10% of your purchase price of £200,000 ($370,000) will generate you an income of £20,000 ($37,000) each year, should cover your mortgage payments. If you wish you could retain the £59,000 ($109,150) loan you took out for the deposit, pay the interest yourself each month, from completion onwards, and use the money to invest in a further investment property purchase.</p>

<p>Originally the site of an 18th century sugar mill and more recently a banana plantation, the estate is resplendent with native fruit trees including mango, papaya, coconut, avocado, breadfruit, star fruit, plum and coffee. Tall flame flowers, orchids, jasmine, bougainvillea, oleander and hibiscus explode with colour and the bright red flamboyant tree attracts tiny iridescent humming birds.</p>

			<content:encoded><![CDATA[<p>The mountain called Pelion, according to myth, was the summer residence of the Gods of Olympus. This, the magical country of the Centaurs, rises imposing and green above the city of Volos, between the Pagasitikos Gulf and the Aegean Sea.</p>
<p>We have chosen a select development of completed villas located on the North-eastern side of Pelion mountain at an elevation of 500 meters, the area commands an unforgettable view of the great expanse of the Aegean Sea.</p>

<p>The actual footprint of the small and select resort is long, placed in the district of Agia Kyriaki and makes the most of views from North-East to South-West. The properties have unobstructed views to the sea and natural lighting at all levels. The plot is just 8 km from the famous beach of Milopotamos, and the stunning beach of Fakistra can be reached by foot.</p>
<h2><a id="location" name="location"></a>Location</h2>
<p>Tsagarada is the emerald of Pelion and one of the best known Greek villages to locals and foreigners alike. Located on the North-eastern side of Pelion mountain at an elevation of 500 meters, the area commands an unforgettable view of the great expanse of the Aegean Sea. The beauty of the sunrise and the full moon from this spectacular location is unparalleled; it is no wonder that its name in Slavonic means &#8220;beautiful view&#8221;.</p>
<p>Tsagarada is a place for all seasons; magic and white in winter, bursting with wild flowers in the spring, cool and blossoming with hydrangeas in the summer and bathed in red-yellow leaves in the autumn. Rivers and streams flow freely through the area down to the sea below.</p>
<p>Tsagarada is a sprawling village extending over 5 km along the mountain road. Because of the lush vegetation in the area, most of the village appears to be invisible. The inhabited area extends down the slope of the mountain toward and up to the seashore. It consists of four communities: Agia Paraskevi, capital of the municipality, Agioi Taxiarhes, Agios Stefanos and Agia Kiryaki.</p>
<p>The coastline of Tsagarada is enhanced with the small but spectacular beaches of Milopotamos, Karavostasia, Papa Nero, Fakistra and Damouhari.</p>
<p>Tsagarada is blessed with rich history. A maze of cobbled mule-tracks, alleyways, paths and winding roads will lead you both to the peaks above and to the idyllic beaches and coves below. The area also takes pride in its two Great Plane trees, 1,000 and 800 years old, with circumferences of 14 and 17.5 meters respectively, an awesome sight to behold. The four quarters of Tsagarada with streams, arched bridges, squares, churches, new and old mansions make an ideal resting place.</p>
